Wide or growing cracks
Cracks wider than 2–3mm, or cracks that visibly grow over time. Can indicate structural movement or a failing ceiling frame. Needs investigation before repair.
Water stains
Brown or yellow discolouration, often with a damp feel. Caused by a water leak from above — pipe, AC drain or bathroom. Fix the leak first, then repair the ceiling.
Sagging or bubbling
Gypsum board sagging away from the frame, or bubbling paint/plaster. Indicates water saturation. The board has lost its structural integrity and must be replaced — do not ignore this.
Crumbling or falling sections
Sections of ceiling actively crumbling or at risk of falling. Clear the area and call a professional immediately. This is a safety hazard.
Paint peeling or flaking
Paint lifting off the gypsum surface. Usually caused by moisture trapped behind the board or poor original paint adhesion. Needs surface preparation before repainting.

How Gypsum Ceiling Repair Works — Step by Step
If water damage is involved, the leak source must be found and repaired first. A plumber or AC technician fixes the source before any ceiling work begins.
Water-damaged gypsum must dry completely before repair — usually 48–72 hours with good ventilation. Repairing wet gypsum always leads to repeat damage.
Sagging, crumbling or saturated boards are cut out cleanly. The surrounding sound board is left in place where possible to reduce the scope of work.
The metal stud frame behind the boards is inspected. Any rusted or bent sections are replaced before new boards are fixed in place.
New board is cut to size and screwed to the frame. Joints are taped and filled with jointing compound and sanded smooth.
The repaired area is primed with a stain-blocking primer (essential where water damage occurred), then painted to match the existing ceiling.
