This guide covers the eight most common electrical problems we see in Dubai apartments: what causes them, how serious they are, and what to do about each one.

Circuit Breaker Keeps Tripping

What to do
If it trips once after using multiple appliances together, unplug some and reset. If it trips repeatedly — especially with nothing obvious plugged in — there is a wiring fault or a failing appliance causing the short. Call an electrician to diagnose.
Flickering or Dimming Lights

Warm or Discoloured Sockets

What to do

No Power to One Room or Area

Electric Shock from Sockets or Appliances

High Electricity Bills (DEWA)

What to do
Start with your AC — clean filters, set to 24°C, and book a service if it hasn't been done in 6 months. Then check for appliances left on standby. If your bill is unusually high with no obvious cause, an electrician can test for current leakage.
Electrical Safety in Dubai Apartments — What You Must Know
Never overload sockets
Dubai apartments often have fewer sockets than the number of devices residents use. Multi-plug adapters stacked on top of each other are a common fire risk — use a quality surge-protected power strip instead.
Water and electricity near AC units
AC units produce condensation. If your indoor unit is dripping near a socket or fuse board, turn off the circuit immediately and get both the AC drain and the electrical installation checked.
Older buildings need more attention
Many Dubai apartments built before 2010 have older wiring that wasn't designed for today's electrical load. If your building is older, an annual electrical inspection is worth the cost.
DEWA registration matters
Any electrician working in your apartment must be registered with DEWA. Always ask for their registration number before work starts — unlicensed work voids your building insurance.
💡 If you're renting, report electrical problems to your landlord in writing (WhatsApp is fine — it creates a record). The landlord is legally responsible for maintaining the electrical installation in safe condition.
When to Call an Electrician Immediately
Some electrical faults can wait a few days. Others cannot. Call immediately if you notice:

- Scorch marks or discolouration around a socket
- Any socket that is warm to the touch
